Booking & Scheduling

How fast we can get to your listing, and what happens on shoot day.

How far in advance should I book a shoot?
Most shoots are scheduled 1–2 days out, and same-week availability is the norm. If you have a hard MLS go-live date or need a specific twilight window, book as early as you can — spring listing season fills up fastest.
What areas do you serve?
We cover Southwest Florida: Sarasota, Venice, Nokomis, Englewood, North Port, Port Charlotte, Punta Gorda, Fort Myers, Siesta Key, and the surrounding communities. If your listing is a little outside that range, ask — we can usually make it work.
How long does a shoot take?
Plan on 60–90 minutes for a typical home under 3,500 sqft with HDR photos only. Adding drone runs another 20–30 minutes, and a Matterport 3D scan adds roughly 30–60 minutes depending on size. Larger estates can take half a day — we'll give you a time estimate when you book.
What happens if it rains on shoot day?
Florida weather is part of the job. If a storm rolls through, we'll shoot the interior as scheduled and return for exteriors and drone at no extra charge, or reschedule the whole shoot — whichever gets you to market faster. You're never charged for weather delays.
Do I need to be at the shoot?
No. Most agents give us lockbox or smart-lock access and go about their day. If the home is occupied, we just ask that it's shoot-ready when we arrive (see Preparing Your Property).
Can you photograph occupied or tenant-occupied homes?
Yes — a large share of our shoots are occupied homes. We work around the occupants respectfully and photograph rooms as staged. For tenant-occupied properties, make sure the tenant has been given proper notice and knows what time we're arriving.

Pricing & Payment

How much does real estate photography cost?
HDR photo packages start at $160 for homes under 2,000 sqft and scale with property size. Drone photography is $140 and a Matterport 3D tour is $90 as add-ons. Full tiers are on our Services & Pricing page.
What's included in the base price?
Every package includes the full shoot, professional editing of every image (not just a subset), MLS-sized and print-resolution files, and delivery through a shareable download link. There are no per-photo editing fees.
Do you charge travel fees?
Travel is free within our core service area. For listings well outside it, we quote a flat travel fee up front when you book — it will never appear as a surprise on the invoice.
Is there a discount for bundling photos, drone, and a 3D tour?
Yes — booking all three together is the best value per listing, and it's also the strongest marketing package: MLS photos for the listing, aerials for context, and a 3D tour for out-of-state buyers. Ask about bundle pricing when you book.
When and how do I pay?
Payment is due on delivery — you receive your gallery link and pay by card or electronic invoice. Established repeat clients can move to simple monthly invoicing.
What's your cancellation policy?
Reschedule or cancel free of charge with 24 hours' notice. Same-day cancellations (other than weather, which is always free) may carry a small fee since that slot was held for you.

HDR Photography

Why our interiors look bright, true-to-color, and window-balanced.

What is HDR photography, and why does it matter for listings?
HDR (high dynamic range) means each photo is built from multiple exposures blended together — one for the bright windows, one for the room, one for the shadows. The result: you can see the pool through the lanai sliders instead of a blown-out white rectangle. It's the difference between a phone snapshot and a magazine spread.
How many photos will I receive?
It scales with the home — typically 25–35 images for a standard listing and 40+ for larger properties. We shoot every meaningful space and angle; you're never left choosing between the kitchen and the master bath.
Is every photo professionally edited?
Yes. Every delivered image gets full post-processing: exposure blending, color and white-balance correction, vertical-line straightening, and sky enhancement on exteriors. No raw, unedited files ever go out under our name.
What's the turnaround time?
Next business day for photo packages — shoot Tuesday, list Wednesday. Matterport tours may take an extra day. Need same-day rush delivery for a hot listing? Ask when booking.
Do you offer twilight photos?
Yes — dusk shoots with glowing interior lights and a painted sky are the single best way to make a waterfront or pool home stop the scroll on Zillow. Twilight sessions are scheduled around actual sunset time, so slots are limited each evening.

Drone & Aerial Photography

Legal, licensed, and worth every penny on waterfront and acreage.

Is your drone photography legal?
Yes. All flights are conducted by an FAA Part 107 certified remote pilot — the federal license required for any commercial drone work. Hiring an unlicensed operator puts you and your brokerage at legal risk; always ask for the certificate.
Can you fly at any property?
Almost all of Southwest Florida is flyable. Properties near airports sit in controlled airspace, where we obtain LAANC authorization — usually instant, occasionally requiring a day's notice. We check airspace when you book so there are no surprises.
Which listings benefit most from aerial photos?
Waterfront, golf-course, gulf-access, and acreage properties — anywhere the location is the selling point. Aerials show canal access, boat docks, lot boundaries, and proximity to the beach in a way ground photos simply can't.
What weather stops a drone flight?
Rain, lightning within the area, and sustained high winds ground the drone. In summer we simply schedule flights for the morning, before the afternoon storms build. If weather scrubs a flight, we return at no charge.
What about neighbors or HOA concerns?
We fly only over and around the subject property, briefly and at a professional altitude. FAA rules — not HOA rules — govern airspace, but we're always courteous: if a neighbor asks, we explain what we're doing and who hired us.

3D Immersive Tours

Matterport walkthroughs that let out-of-state buyers tour before they fly in.

What exactly is a Matterport 3D tour?
A Matterport tour is a full 3D scan of the home that buyers navigate room-by-room in their browser — like Street View for the inside of a house. It includes a "dollhouse" 3D model view and works on phones, tablets, and desktops with nothing to install.
Do 3D tours work on the MLS, Zillow, and Realtor.com?
Yes — you get a link that drops into the virtual tour field on the MLS and syndicates to the major portals. We provide both branded and unbranded links so you stay MLS-compliant.
Can I get a floor plan from the scan?
Yes — a schematic floor plan with room dimensions can be generated from the same Matterport scan for a small add-on fee. Floor plans are consistently one of the most-clicked assets on a listing.
How long does the tour stay online?
Tour hosting is included for the life of the listing. If a property sits longer than expected or you want to keep the tour live after closing (great for builder portfolios), extended hosting is available.
Who actually uses 3D tours?
In Southwest Florida, a huge share of buyers are out-of-state or seasonal. A 3D tour lets them walk the home from Ohio or Ontario before booking a flight — which means the showings you do get are from genuinely serious buyers.

Preparing Your Property

A camera-ready home makes every photo — and every dollar — work harder.

How should the home be prepped before you arrive?
The big five: declutter counters and fridge fronts, hide trash cans and pet items, clear cars from the driveway, turn on every light, and open the blinds. We send a one-page prep checklist with every booking confirmation you can forward to your seller.
Do you move furniture or stage the home?
We'll make small adjustments — straightening a chair, tucking a cord — but we don't move heavy furniture or deep-clean. The home is photographed essentially as we find it, which is why the prep checklist matters.
Lights, fans, and blinds — on or off?
All lights on (replace burnt-out bulbs beforehand), ceiling fans off (spinning blades blur), and blinds open or evenly set. Matching bulb color temperatures room-to-room is a small detail that makes a big difference.
What about pets?
We love them, but cameras don't. Please have pets crated, in the garage, or out with a family member during the shoot — and stow bowls, beds, and litter boxes. Some buyers are allergic; the listing shouldn't advertise pets ever lived there.
What if the home isn't ready when you arrive?
We'll photograph it as-is or wait briefly while final touches happen. If it truly isn't shootable, we'll reschedule — a small return-trip fee may apply, so it's worth confirming with your seller the night before.

Delivery, Licensing & Usage

Getting your files fast — and knowing exactly what you can do with them.

How are the photos delivered?
Through a private online gallery link the next business day. You get two sets automatically: MLS-optimized files that upload without compression artifacts, and full-resolution files for print, brochures, and postcards.
Who owns the photos, and how can I use them?
You receive a usage license to market the listed property — MLS, portals, social media, print, and your own promotion of the listing. PrismFocal retains copyright, which is standard across the industry and protects both of us from third-party misuse.
Can my brokerage, a builder, or a stager also use the images?
Third parties (builders, stagers, designers, lenders) need their own license — it's inexpensive and takes one email. This protects you too: your competition can't lift your listing photos for their marketing.
Do you keep backups if I lose my files?
Yes — we archive every shoot. If you need a re-download six months later for a price-drop relaunch or a closing gift book, just ask.
Are the photos MLS-compliant?
Yes. We enhance — we don't misrepresent. Skies get their color back and rooms get their true brightness, but we never alter the property itself (no fake lawns, no removed power lines) beyond what MLS rules allow with disclosure.
